The transformation of Pengerang

Pengerang is located at the south eastern tip of Johor, Malaysia. The name is always associated with Sungei Rengit, a small fishing village in Pengerang. Many Singaporean love Sungei Rengit for it’s cheap sea food. Pengerang is also associate with Desaru, a popular beach resort just north of Pengerang. Bum boats operate daily between Changi Point Ferry Terminal (Changi Village) and Pengerang. Pengerang is a bikers paradise. Bikers can take a short boat ride with their bikes from Changi Village.

The sleepy town of Pengerang, however, will soon be transformed into a refinery and petrochemical integrated development project (RAPID). How the project affects Singapore economically and environmentally, is yet to be seen.

Upcoming Projects in 2017

There are quite a number of residential development which includes new condominiums , executive condominium and mixed development projects that are expected to be launched in 2017. Some of the highlights are:

New Upper Changi Road

Developer Chip Eng Seng bought the 2.4ha site for $419.38 million or $761 psf ppr. The project is Grandeur Park Residences. The project is near Tanah Merah MRT Station, Changi Business Park and Singapore University opf Technology and Design.

Siglap Road

Frasers Centrepoint bought the 1.93ha site at Siglap Road for $624.18 million which works out to be $858 psf ppr. The plot is near future Siglap MRT Station, East Coast and schools.

Martin Place

GuocoLand bought the plot of land at Martin Place for 1.6 ha site for $595.1 million which works out to be $1,239 psf ppr. The site is near future Great World MRT Station.

Woodleigh Lane

Market watchers are keenly watching one of the the new confirmed list at Woodleigh Lane. This site is in the city fringe right next to the Woodleigh MRT Station and right next to the upcoming Bidadari new town.

Tanjong Pagar Railway Station to open one last time for Christmas

Fans of Tanjong Pagar Railway Station can look forward to an open house on Dec 25 2016. After this, the iconic building will be closed to public until the Cantonment MRT is completed in 2025. It is expected that the original Tanjong Pagar Railway Station will be integrated into the Cantonment MRT Station when it is completed.


Don’t miss it this Christmas! Or you’ll have to wait another 8 years before you can step into Tanjong Pagar Railway Station again.

Golden Shoe Car Park slated for redevelopment

The biggest car park in the Central Business District is slated for redevelopment in the second half of next year. Besides being a big carpark, Golden Shoe Car Park is also popular for it’s cheap and good hawker food in the CBD. Golden Shoe Car Park will be missed by many.


The redevelopment work of Golden Shoe Car Park is expected to start in mid 2017 and to be completed in 2021. It is expected to yield one million square feet of Grade A office space and the building is among the tallest in Singapore at 280m in height when completed. Besides office space, a hawker is expected to be housed in the new development.

Developers bid aggressively for Margaret Drive residential site

MCL Land (Regency) tops bid for residential site at Margaret Drive in Queenstown. 14 developers bidded for the piece of land, a clear indication of strong demand in the residential market. The price tag of $238 million for 22,195 sq m exceeded market expectation, which works to be 998 psf ppr.

The breakeven price is expected to be around $1500 per sq feet when the residential property hits the market.
