Greater Marina Bay

The Greater Marina Bay encompasses the Marina Bay, Marina Barrage and Kallang Basin. Whether you want to jog or walk, you be rewarded with a total of about 10 km of beautiful waterfront along the Greater Marina Bay. The 10 km walk will cover Gardens by the Bay; Bay South, Bay East and Bay Central.  As a reference, the distance for just Marina Bay alone around the Marina Bay Reservoir is 3.5 km as compared to 10 km for the Greater Marina Bay.

Imagine this! Residents of The Sail have this 10 km of first class waterfront walk right at their door step.

Anchorvale EC Site is hotly contested

Let’s look at numbers.

16 bids for Anchorvale GLS. OMG! Almost all the developers are there! Highest bid came from Hoi Hup of $355 psf ppr. As a comparison, Sim Lian only paid $280 psf ppr for the land of Treasure Crest EC.  There is a difference of $75 psf just in terms of land price alone. Treasure Crest EC was launched at an average of $742 psf. If the construction cost remains the same, a simple arithmetic can tell you that the launch price for this new plot of EC land is expected to be around $820 psf.

2 points to note from this bidding exercise.

  1. Treasure Crest EC is damn cheap.
  2. The fact that this plot of land attracted 16 developers is a clear endorsement that the buyers are returning to the EC market.

Introduction

The Raffles Place underground network is set to grow even further in future, connecting the current network to Marina Bay Sands at the Bayfront and also the future Marina South.

This will make Marina Bay one of the most walk-able city on a global stage.

I like this photo of Tanjong Pagar Port – courtesy of 99.co. Look at how much prime land the current port of Tanjong Pagar is occupying. Imagine how much land we could free up when the port is moved out.

The port is slated to move to Tuas to make way for future development of the Greater Southern Waterfront.

The new waterfront is 3 times bigger than the existing Marina Bay. HDB flats is expected to be integrated in this new prime area.

The Changing face of Tanjong Pagar

Central Boulevard site for public tender

URA will release a 99-year leasehold site at Central Boulevard for public tender following a successful application from a developer. The developer is committed to bid at a price of not less than $1.54 billion in the tender, which works out to $1,010 psf per plot ratio. The white Land_Parcel13site is on the reserved-list of 2H2016 Government Land Sales programme. URA will announce the launch of the public tender for the site later this month.

With a land area of about 1.1 ha, the site will have a maximum permissible gross floor area of 141,294 square metres of which at least 100,000 square metres is for office use.
